Wooooooo…. Let’s talk about 1344 Thompson Bay Loop. My biggest sell thus far in my real estate career and my absolute most trying 🫣
Facts: I interviewed twice for this house for a total of 7 hours
* I hired professsional pictures because of the magnitude of this house.. I helped clean it for 5 hours before pics
*the owner wanted more drone footage so we went back and did more
*I hosted a realtor open house with the fabulous Nicole Finkenbinder where we did giveaways and I cooked the entire thing and set up and broke down with the help of Nicole
* Average days on this market for this price point, 695,000 sits on the market for 68-120 days. Got it under contract in 43….. but
*Owner thought the house had a LOMA on it (surveyed out of flood zone and approved by FEMA) it didn’t… almost 40 days for FEMA to approve. Suzanne Nickerson brought the buyer and us and buyer and seller all active in trying to get it pushed through. We are now experts in LOMA 🫣😂
*Several calls to the Corp about the boat dock in which I am now and expert on and can guide you should you have one or looking to get one 🙋‍♀️
*We have a CRM that tracks our calls and text to our and from our clients. From the seller alone… not from selling agent, title, corp, FEMA, the seller alone I logged 138 phone calls and 686 text messages as of closing today! 😳😳
Not to mention, the blood, sweat and tears I poured into this! Thank you to my team who had to listen to my rants in the 2 months and 2 weeks I had in under contract… that’s right… Suzanne and I held this deal together from July 16- September 24!!!
I marked off two goals today 1. My biggest sell yet (full price 695,000)2. At the beginning of the year, Tabatha Davis had us write a check to ourselves in the amount we wanted 1 commission to be… I wrote a big one and almost didn’t do it… today, I surpassed what I wrote! I’m so thankful for a broker and team that stands behind and pushes you to be better than you thought, handle more than you thought, and cry more than you thought 😂😂. Thank you Jesus, for allowing me to walk in my purpose 🙌🏼🙌🏼 to Him be all the glory!!! And thank you Tim Strecker for all the pep talks and holding my hand through it. But most of all, standing beside me❤️ Now, let’s go celebrate!!
