Every property has a story. This one is about rebuilding. 🏡🌿

Not a bad view from the office today!

Our surveyor Alex is out in beautiful Merton, Victoria, completing surveying works for a property where the previous dwelling and shed were sadly destroyed in a bushfire.

The owners are now preparing for a new home, and we're pleased to be playing a part in helping them take that next step.

We're undertaking two important surveys:

📐 Feature & Level Survey – Mapping the property's existing features, ground levels and surrounding conditions to assist with the design of the new home.

📍 Title Re-Establishment Survey – Establishing the property's legal title boundaries so the new development can be accurately designed and positioned.

While surveying might not be the most visible part of a new build, it's one of the most important first steps. Good decisions start with accurate information.

What really delays a subdivision?
Subdivision projects can look straightforward on paper, but delays often come from a combination of approvals, servicing requirements, documentation and coordination between multiple parties.
Some of the most common causes are:
✅ Council conditions that need to be satisfied before certification
✅ Water, sewer, power or drainage requirements
✅ Easements or title constraints affecting the proposed layout
✅ Engineering or construction works that must be completed or bonded
✅ Changes to plans after the application has progressed
✅ SPEAR and certification requirements waiting on supporting information
✅ Poor coordination between the owner, surveyor, planner, engineer and other consultants
The key is identifying these issues early.

A Title Re-Establishment Survey involves investigating the title, available survey information and physical evidence to determine the position of the legal property boundaries.
