People move here and stay--- there are lots of homes where people have lived for decades. Many, many of the homes have had the same owners for 20, 30 or more years. Houses don’t go up for sale often and when they do they tend to sell quickly and (if marketed by an agent that knows the neighborhood well) they demand top dollar. Values in this little enclave have held on much better than other areas
largely due to the fact that we have had almost no foreclosures and very few short sales. This is one of the most stable, attractive, well maintained neighborhoods you can find in Miami-Dade County. Centrally located, great schools, sidewalks, amazing tree canopy (drive down the oak and Royal Poinicana lined 50th St) with great neighborhood schools and quick access to the best magnet and private schools in the County. Drive through in the afternoons, you’ll see people out walking their dogs, talking to neighbors, and kids playing. Varied architectural styles are found throughout the 300 or so homes that I consider the Biltmore Heights Neighborhood, most were developed in the 1950’s, the majority of the homes are located on 8,000-10,000 SF lots, but there are two or three streets with acre plus estates. Truly a wonderful place to live; it’s quiet and friendly with quick access to restaurants, movies, shopping—all without having to deal with any traffic.
