October Real Estate Update

Davidson County
As temperatures cool down, home sales prices in Nashville and Davidson County continued to heat up.

The total number of units sold in October were up 3% while average home sales prices were up 4% from last year.

There were 1,497 home sales recorded for the month averaging $309,694 compared to 1,460 sales recorded in October 2016 averaging $298,707.

Median home sale prices were up 7% from last year to $251,160 versus $235,000 last October.

Through the first ten months of 2017 the number of home sales recorded are up 1% and the average home sales price is up 9% from the same period of 2016.

Antioch (37013) had the most home sales for the month with 159 recorded averaging $205,552.

Green Hills (37215) recorded the highest average sales price for the month of $742,789 across 58 sales.


36% of home sales for the month were between $150,000-$249,999.

Home sales over $1 million were up 15% from October 2016 with 38 recorded compared to 33 recorded last year.

The top lenders based on all loans filed for the month, including residential and commercial mortgages, were Regions Bank with 171 loans, Pinnacle Bank with 145 loans and Franklin Synergy Bank with 105 loans.

Williamson County
October home sales were down 5% with 560 sales recorded for the month compared to 590 recorded in October 2016.

The average home sales price was up 2% to $475,436. The median sales price was $430,000, up 3% from last year.

Year-to-date the number of units sold are down 1% and average home sales prices are up 6% compared to the same period of 2016.

Franklin West (37064) had the most home sales for the month with 159 sales recorded averaging $507,910.

College Grove (37046) had the highest average sales price of $753,063 across 8 sales.

Home sales over $1 million were down 5% from last year with 20 recorded for the month compared to 21 recorded in October 2016.

23% of home sales for the month were between $300,000-$399,999.

These adorable one-story homes are characterized by their low pitched roof and large front porch. Also called Craftsmans, they rose in popularity in the early 1900s during the arts and crafts period and were revered for their—you guessed it—handcrafted details: hand-cut wood, iron and copper work, and masonry. Bungalows hit their peak during this time and became so popular in the early part of the past century, that you could order a complete kit from Sears.
